About the EPC
The EPC is a mandatory part of the home information pack which will be required when selling any property from the 14th December 2007. The EPC is a certificate that shows a rating from A(good) to G(bad) for the energy efficiency of a home (download sample). It is similar in principal to the ratings found on white goods such as fridges.
The aim of the EPCs is to raise awareness of the energy efficiency of peoples homes and the energy saving measures that can be carried out. It also shows how much money can be saved by carrying out these measures.
The reason that the EPCs are being introduced is down to the Government’s commitment to cut carbon dioxide emissions from the domestic sector.
At the moment the housing sector produces 27% of all UK carbon emissions with each house producing 6 tonnes of carbon dioxide emissions each year.
It is known that these figures can be greatly improved by taking relatively simple measures. For example, if every house with cavity walls had their cavities insulated we would cut 7 million tonnes of carbon dioxide emissions per year!

Carrying out the Assessment
Carrying out the Assessment will take between 1 and 2 hours depending on the size of the property.
Before attending the property, I will ask the seller to fill out a short form asking simple questions about the property. This can be either left at the property or emailed back to me.
Once I arrive at the property I will need access to the following:
- All around the outside of the property (for measurements and photographs)
- Each room in the house
- The airing cupboard(or wherever the hotwater cylinder is)
- The loft
- The electricity and gas meters
Please be aware that if I cannot get access to any of the above, this may have a detrimental effect on the energy rating of your property and it will not be 100% accurate.
Please also note the following:
- If you will not be present for the inspection, please be mindful that the inspection cannot take place if there are juveniles under the age of 16 in sole charge of the property.
- I will not enter a property where dogs or other animals that could pose a hazard are unaccompanied or unrestrained.
- If you have any boiler documentation (i.e manual), it would be helpful if you could leave it by the boiler
